The neighborhood

The Irvine Company built Newport Coast out beginning in the 1990s as a master plan on the coastal bluffs, and the site design shows it. Ocean, canyon, and city light views are built into most lots, and nearly every sub-community is guard-gated. That view-and-gates combination is what buyers come for, and it has a lasting effect on value that needs to be priced correctly on both sides of any transaction.
