Lake Forest.

Two private lakes at the core, foothill master plans on the rim, and the newest large detached homes in central south Orange County.

The neighborhood

What makes Lake Forest distinct.

Lake Forest has unusual range. In any given week, the active inventory might span 1970s lake-access singles, hillside 1990s detached homes, and 2010s new-construction Baker Ranch detached at the same address. The Lake Forest Sun and Sail Club and Lake Forest II Master Association each operate a private lake, and Lake Forest is one of only a handful of cities in Orange County with that kind of amenity.

The Lake Forest Sports Park is one of the busiest youth-sports complexes in the region. Baker Ranch was deliberately built without Mello-Roos, which is increasingly rare for new construction at this entry price.

  • Lake Forest sits between Irvine and Mission Viejo at the foot of the Saddleback range.
  • The city incorporated in 1991 and was built across four eras: the original 1960s and 1970s Lake Forest neighborhoods around two private lakes; the 1990s Foothill Ranch and Portola Hills master plans on the foothill rim; the 2010s Baker Ranch infill in the middle; and ongoing development around the Lake Forest Sports Park.
  • Saddleback Valley Unified covers most of the city.

What buyers love

What makes Lake Forest different.

Two private lakes.

The Sun and Sail Club and Lake Forest II each operate a member-only lake with pools, tennis, and a clubhouse. It's uncommon for central south Orange County, and the membership comes with the property.

Baker Ranch.

The 2010s build-out delivered the largest group of new-construction detached homes in central south Orange County. Three clubhouses with pools, and no Mello-Roos by design.

Foothill Ranch and Portola Hills.

Mature 1990s master plans on the hillside, each with its own town center, schools, and direct trail access into Whiting Ranch and Cleveland National Forest.

The villages worth knowing.

Each village in Lake Forest has a different personality. Here are the ones buyers ask us about most.

Foothill Ranch

A mid-1990s master plan in the foothills, with the Foothill Ranch Towne Centre, trails into Whiting Ranch, and Saddleback Valley schools on-property.

Portola Hills

A smaller hillside master plan east of Foothill Ranch, with direct Cleveland National Forest access.

Baker Ranch

2010s detached new-construction homes with three clubhouses and pools. Deliberately built without Mello-Roos.

Serrano Highlands & Serrano Creek

Mature 1980s and 1990s neighborhoods in the center of the city. Popular family pockets.
