Buyer's Guide

The right home, at the right price, with a plan to get there.

Buying a home in Orange County is a significant financial decision. I'll make sure you have the data, the strategy, and the representation to do it right, from pre-approval to possession.

A note from Francesco

A plan, before the first showing.

Buying a home in Newport Beach or Newport Coast requires a different kind of preparation than buying elsewhere in Orange County. The inventory is tighter, the price points are higher, and the buyer pool is more sophisticated. The same is true in Irvine, in Coto de Caza, and in other high-demand OC markets. Regardless of where you're looking, the difference between winning and losing on a property often comes down to preparation, speed, and the quality of your offer, not just the number at the top of it.

I work with buyers the same way I work with sellers: with a clear plan laid out from the start. Before we tour anything, we'll establish your budget, define your must-haves versus nice-to-haves, identify whether Newport Beach, Newport Coast, or another community fits your priorities best, and build an offer strategy based on what the market data says.

Whether you're buying your first property in Orange County or your fifth, you'll have an agent who takes the representation seriously and who brings 14 years of combined experience in real estate, finance, and insurance to every decision we make together.

Why buyers work with us

Four reasons clients keep coming back, each one earned, not advertised.

A clear plan from day one.

Before we look at a single listing, we set the foundation: budget, pre-approval, neighborhood priorities, and a realistic read on what you can expect at your price point in Newport Beach, Newport Coast, or wherever you're searching. A structured approach means fewer wasted showings and faster, more confident decisions when the right property comes up.

A team, not just an agent.

Lender, escrow, and title are already on the file before we write the first offer. That coordination keeps the process moving and opens access to off-market opportunities through the eHomes national network, including in Newport Beach and Newport Coast where off-market inventory can be significant.

Market intelligence on every offer.

Every offer I write is informed by list-to-sale price ratios, average days on market, price per square foot, seller concession trends, and the micro-market data specific to the neighborhood you're buying in. Newport Beach and Newport Coast each have their own comp logic, and you'll know exactly what the data says before you sign anything.

Fiduciary representation, in writing.

Before we tour homes, you'll have a clear written understanding of how I represent you, what I'm obligated to do on your behalf, and how compensation works under current NAR guidelines. Where possible, I negotiate for my fees to be covered by the seller so your out-of-pocket is minimized.

What people ask first

Buyer questions, answered.

Newport Beach and Newport Coast are two of my primary markets, and my office is based in Newport Beach. Beyond the coast I work across Costa Mesa, College Park, Irvine, Tustin, Mission Viejo, Rancho Santa Margarita, Coto de Caza, Ladera Ranch, Trabuco Canyon, and Lake Forest. If you're moving somewhere else in Orange County I'm happy to help, and through the eHomes national network I can connect you with trusted agents beyond OC as well.

From pre-approval to possession, you'll always know exactly where you stand.
